WARE MALCOMB ANNOUNCES DESIGN & CONSTRUCTION COMPLETED FOR SUMMIT OAKS

(August 2008) Santa Clarita, California – Leading Design Firm Ware Malcomb is proud to announce that design and construction are complete for Summit Oaks, a Class A five-story office tower, developed by Parker Properties and RREEF The project is currently seeking a LEED Silver Rating for the core and shell portions. The project is located at 28515 Westinghouse within the master-planned Newhall Ranch community in Santa Clarita, California.

Ware Malcomb provided architectural and interior design services for this 144,000 square foot mid rise speculative office building and adjacent two-level above grade parking structure. The building design incorporates a modern spin on the classic craftsman style of architecture, but also maintains a harmonious look that reflects the surrounding environment. The exterior façade of the building is a combination of precast concrete panels and a reflective glass curtain wall system. The +28,000 square foot floor plates allow for tenant flexibility. The entry features a two-story glass lobby. The entry is enhanced by a glass and bronze handrail at the feature stair and guardrail at the second level balcony, overlooking the lobby. Lush landscaping, water features, landscape trellis, and sitting areas create an inviting plaza-like outdoor area for the public and building tenants.

Summit Oaks is currently pursuing LEED Silver certification. Sustainable Design elements include FSC certified wood paneling and green label carpet, certified cool roof, water reduction
by more than 30%, 50% of parking shaded, recycling area, demolition material recycling program, tenant design guideline book for LEED interior development, and HVAC exceeding Title 24 Energy Standards. Snyder Langston of Irvine, California served as the general contractor for the project.

Summit Oaks is conveniently located off the I-5 freeway and Highway 126 and is adjacent to Courtyard by Marriott and Embassy Suites.
