There are two ways most investors find low cost housing. The most common of them is to buy run down, dilapidated property i.e. “fixer uppers”. However, the cost of repair on these homes may eliminate any chance of profit making. Most abandoned homes have taxes and bills owed on them that the investor would have to pay which can be quite expensive.
The other option, which Jeff realized was more promising, is pre-foreclosure investing. This entails finding homes that are about to be foreclosed and negotiating with banks to purchase the mortgage at a cost below value. This is a winning situation for everyone involved. The homeowner walks away debt free without a foreclosure on their credit report, the bank is able to collect money from the mortgage rather than have the property sit vacant.
Foreclosures were up more than 41 percent in 2007 and that number continues to grow. With so many homeowners facing pre-foreclosures the market is full of short sale opportunities. Lenders are willing to compromise and cooperate with investors in order to make an attractive deal.
